Termite Prevention Tips for Australian Homes

No home can be made completely termite proof, but you can make yours a much harder target. Termites are drawn to moisture, timber and easy access, so removing those advantages goes a long way. Combine that with regular inspections and you have a genuinely effective defence.

Manage moisture

Termites need moisture, and damp soil against the house is an open invitation.

  • Direct downpipes, air conditioning overflow and stormwater away from the walls
  • Fix leaking taps, pipes and hot water systems promptly
  • Improve subfloor ventilation so the ground and timbers stay dry
  • Keep garden watering and irrigation away from the perimeter

Keep timber away from the ground

  • Store firewood, offcuts and timber off the ground and away from the house
  • Avoid stacking mulch, soil or garden beds up against the walls
  • Remove old stumps and buried timber from the yard
  • Be cautious with timber retaining walls and sleepers close to the home

Protect the barrier

Many Sydney homes have a physical or chemical termite barrier installed. Keep it working by making sure soil, paving and garden beds do not bridge over the weep holes or slab edge, which gives termites a concealed path straight past the barrier.

Do not rely on prevention alone

Even a well maintained home can be found by a determined colony, and the early stages are invisible. This is why an annual timber pest inspection, in line with Australian Standard AS 3660, is the most important step of all. It catches activity while it is still minor.

Frequently Asked Questions

Do termite barriers last forever?

No. Chemical barriers have a working life that depends on the product and soil, so annual inspections confirm they are still effective.

Are new homes safe from termites?

New estates on freshly disturbed soil can actually be at higher risk, so prevention and inspections matter from day one.

How close should mulch be to the house?

Keep mulch and garden beds clear of the slab edge and weep holes, and below the level of any barrier.
